BRIDGE LOANS

When conventional financing fails to meet your needs, bridge funding can help you bank on an opportunity.  It can also get you out of that temporary jam you may be in.

A bridge loan can provide the flexibility and speed you require to act fast on a break.

A bridge loan can be structured as short-term, interest only loans with a possible exit into permanent financing.

LOAN AMOUNT:  $1,000,000 and up.

BORROWER:  Management and/or ownership should be experienced.  Past or present credit problems, including Chapter 11 or Chapter 7 bankruptcies are workable.  Since our loans are asset based, we are more concerned with the value of the collateral and the exit strategy than we are about the borrower.  We also require that the real property be in an LLC, the shares to which are pledged until the repayment of the principal.

 PREPAYMENTS:  Loans may be prepaid at any time with no prepayment penalties.

INTEREST RATES: A typical interest rate in today’s market is about 15% but could be lower or higher under certain circumstances.

BRIDGE LOAN CRITERIA:


COLLATERAL:  First mortgage on land, office, multifamily, recreation, medical, warehousing, manufacturing, self-storage, hospitality (hotels/motels) or industrial properties, etc. - non-income or income-producing, located anywhere in the USA and select countries around the world.

LTV RATIO:  Loans are generally up to 50% (with exceptions up to 65%) of the Subject-to-Completion Value.  At closing 50% of the As-Is Value is made available, with an exception to 65% if the property can demonstrate sufficient DSCR.

USE OF LOAN:  Proceeds may be used for land development, real estate acquisition, construction costs, equipment, working capital, closing costs or cash out.

PROCESSING:  Approvals within 24 hours, commitments and closings can be quick.

COSTS:  Unlike other hard money lenders, we have no upfront fees of any type at any part of the process.  All fees associated with the Loan will be stated precisely in the Commitment and will be paid at the closing.  Of course, the borrower will have to pay for due diligence such as the appraisal, site visit, legal opinion, etc.

PURCHASING LOANS

Borrowers interested in purchasing commercial, industrial, or investment 
real estate property may find that credit scores, legal obstacles or conditions related to the property itself (i.e., incomplete buildings, damage, violations, etc.) may prevent standard funding from banks.

In such cases, hard money loans offer a perfect short-term solution.  
Hard money funding provides time to cure whatever situations exist
so that the property can be sold or conventional permanent financing
can be obtained.

HARD MONEY LOANS:

Hard money loans may be used as a temporary solution to obtain a 
refinance for a commercial or investment property.  This type of 
refinance is often done in a situation where quick, available funding
can help to make a deal work, to stop foreclosure, avoid or pay off
a bankruptcy, pay off taxes, improve or add on to an existing property,
or to get cash out for almost any reason at all.

HARD MONEY "REHAB" LOANS

By far the most often requested type of hard money loan is for the purpose
of improving commercial or investment residential properties.  The 
proceeds are used to improve the subject property, which may then be used,
leased, or resold for  a profit.  Hard money can work well in this situation
because of quick turnaround funding time and extremely flexible lending
criteria. Rehab loans are generally closed at 50% of the current value, 
but exceptions are possible under certain circumstances.

INTERNATIONAL LOANS

Overseas, we considers applications from $10 million ($5 million in 
Canada and Mexico) and up, backed by one or more of the following:

  • Hard currency (US dollars, DM, EURO, GBP, JPY,)
    and/or existing income-producing properties
  • Non-income real estate assets of a defined value
  • Financial securities, in most countries listed below

Typically, loan amounts are capped at 50% of the property's value, 
although exceptions supported by strong cash flow and/or credit tenants
are available.  In cases where hard currency cash flow cannot be established,
an Investment Grade enhancement in the form of a Surety Bond, Standby
Letter of Credit equal to the Net Operating Income of the property in US 
dollars or other hard currency will be accepted as alternative collateral.

CONSTRUCTION LOANS   

 If you can build it, we can fund construction costs!

Sweat equity will land you a loan.  Our construction financing makes
ambitious projects doable.  With LTV's around 50% and 
LTC's up to 100%, why would you want to take on a partner? 

Fast, flexible funding is the name of the game.   

LOAN AMOUNT:  Minimum $1,000,000 - $50,000,000  case-by-case

BORROWER:  Owner/developer with track record.

LOAN TERM:  1 to 3 years, interest only.

PREPAYMENTS:  Loans may be prepaid at any time with no prepayment
penalties.

INTEREST RATE:  Rates hover in the 15% range.  Allowances are made
for prepayments of interest during the construction period and release
clauses are available.

COLLATERAL:  First mortgage on land and existing structures as well as
a pledge of the shares of the owning entity until repayment of the principal.   
 

LTV RATIO:  Up to 50% of the As-Is Value and up to 100% of development
costs.  

USE OF LOAN:  Proceeds may be used for construction costs, real estate
acquisition and related costs.

PROCESSING:  Completed loan application, title report, appraisal, project
overview, proposed building plans, cost projection for disbursement schedule,
proof of funds for purchase of land and occasionally some other financials.

COSTS:  Unlike other hard money lenders, we have no upfront fees of any
type at any stage of the process.  Of course, the borrower will have to pay
for the due diligence such as the appraisal, site visit, legal opinion, etc.

Projects: Bridge Loans / Hard Money Loans:

Hard money loans that are available for most assets you may own. The 
assets typically are commercial real estate or other tangible items and may
also include intangible assets, as long as there is an identifiable market in 
which to liquidate the asset. These items are eligible for Hard Money Loans
that can produce working capital.

If there are no other credit enhancements such as good credit, high net worth,
excessive revenue streams, then most assets will bring approximately 60% of
value. Rates and terms are normally higher than standard market but will var
depending on the quality of the asset and the degree of difficulty in underwriting
